Terms & Conditions of Booking

All bookings made are subject to the Terms and Conditions set out below. Please ensure you read and agree to these terms prior to booking with us as they form part of the contract you make with us upon booking. Booking and Deposits

Covid-19 Update (15/04/2020) - Please ensure that you have adequate Travel Insurance both Domestic and/Or International to ensure that you are covered in the event that you are unable to stay with us due to any future Covid-19 outbreaks or associated Travel Restrictions.  All bookings made on or post 16/04/2020 will be subject to our booking terms in any event.

A deposit payment will be required at the time of your booking direct via our website or over the telephone. This will be made via the secure server for online bookings or by authorising a payment to be taken from a credit/debit card provided for telephone/email bookings. Cheques are accepted as a deposit if stays commence no earlier than 14 days following receipt of deposit cheque. If no deposit is received a booking will not be made and/or any provisional booking will be terminated.

Deposit required: 30% of accommodation charge or minimum 1st night charge, whichever is greater.  Please note that deposits are non-refundable in any event.

Once a booking has been made and a deposit processed/received, a booking confirmation will be sent, either directly from our online booking system or by post.

Balance payments must be paid within the 14 days prior to arrival, if booked via another online booking provider, or on the day of arrival by GBP Cash or by Debit or Credit Card if booked direct with us.  

Please note that we do not accept any cheques for payment of balances, nor do we accept any Cash Currency other than GBP as means of payment.

Cancellation and Amendments

You may cancel your booking with only loss of deposit if you cancel more than 14 days prior to arrival.  All Deposits are non-refundable.  If you wish to amend the dates of your stay,  it may be possible to do this without losing your deposit as long as the amended booking is for the same duration of stay and re-arranged more than 14 days prior to arrival and the new stay dates fall within the same financial year.  Amendments of a lesser stay duration and will be classed as a cancellation/curtailment and subject to our cancellation/curtailment policy. Amendments are also subject to availability of accommodation,  and are not guaranteed, please speak to us via telephone to discuss.

If you cancel your booking less than 14 days prior to arrival, a charge will be made to your card equal to the full amount of your booking.  



Full payment of the balance due will be applicable if your stay is curtailed for any reason either during your stay, or by notification 14 days or less prior to arrival. In this event, the full balance is still required and will be charged to your card.  We therefore strongly advise that you take out a full, comprehensive travel insurance policy which will cover cancellation and/or curtailment for any unforseen circumstances.  

No Show

You are liable for the full amount of your booking if you do not arrive to check in to your accommodation.  Your credit or debit card will be charged for the full amount of your stay.  Please keep us updated if you are delayed past your arranged arrival time.

 If you paid your deposit by other means, an invoice or payment link will be issued to you, by email or post, which must be paid in full within 7 days.

Check in & Check Out

Check in is from 2pm to 6pm. A provisional arrival time will be arranged with us upon booking. Please notify us if you are likely to be later than your pre-arranged arrival time. 

Please ask if you require a later check in time.  We will endevour to fulfill all reasonable requests. Please note that late check in may only be accommodated by self check in following key collection past a certain time limit.  Please call to discuss.  Rooms are to be vacated by 10am on the morning of departure. We are unable to offer late check outs.


Wyvern House has a strict No Smoking policy. You are welcome to smoke in the front garden of Wyvern House where a sand filled pot is placed for your convenience.



We welcome couples, lone travellers and family groups with children aged 14 and over.  We are unfortunately unable to accommodate children under the age of 14. Maximum occupancy per room is 2 people. We are unable to supply extra beds in our rooms.

Please note that we do not allow guest's visitors into guest bedrooms at any time.   

Due to the relaxing atmosphere we have created at Wyvern, we are also unable to accommodate groups of young peopleHen, Stag, or groups of same-sex parties.

Car Parking

There is free,  unrestricted car parking along Downs View. Spaces cannot be reserved nor are they guaranteed.  Unfortunately, we do not have private, off road car parking at Wyvern House.

Cars are parked at owners risk and we will not be held responsible for any loss or damage to vehicles or their contents during your stay.
